Beşiktaş (the Levent ridges) lies to the north-east, Sarıyer (Ayazağa) to the north, Eyüpsultan (Alibeyköy) to the west, Şişli (Mecidiyeköy) to the east and Beyoğlu (Örnektepe) to the south-east, according to the municipality. The Kağıthane Stream crosses the district from north to south and opens towards the Golden Horn.
Districts on which the municipality’s plan and the OpenStreetMap administrative boundaries agree.
Link Property measurement in a straight line from the nearest and farthest points of the district boundary (OpenStreetMap). Road distance is longer, and travel time changes with traffic.
We do not quote fixed travel times; they change with time of day and route. We show you how far each project is from the nearest station and test the journey with you on the tour.
A selection we verified as located inside the district; not a complete list.
Kağıthane grew quickly after planning from the 1950s opened the Golden Horn shore to industry: home to fewer than 5,000 people in 1955, it filled with gecekondu-style houses as migrants arrived from other provinces, according to the municipality. Today hillside apartment neighbourhoods sit beside office, commercial and urban-renewal projects along the valley, so we compare the neighbourhood, not just the district name.
Fourth-densest of the guide’s 31 districts on our uniform calculation: a compact valley district of about 14.6 km² on the OpenStreetMap boundary, which the municipality itself describes as small, hilly and without vacant land.
Density is an average for the whole district: population divided by area. It does not measure traffic directly, but it gives a sense of daily life: higher density usually means shops and services closer by and busier streets, lower density means more space and quiet, sometimes with more reliance on a car.
There is no official traffic-congestion indicator at district level, so we do not show a figure for it. We suggest trying your usual route at rush hour during the tour.
We do not have standardised, reliable price data for the district as a whole, so we show no average price, rent or yield, and no price-growth forecasts.
We do not list a project in Kağıthane at the moment.
Our current projects are in other districts of the guide. Tell us your budget and what you need in Kağıthane, and an advisor will reply with options and comparable alternatives nearby, with no obligation.
Seyrantepe is one of Kağıthane’s 19 neighbourhoods according to the municipality’s plan, but the area runs over the boundary: Şişli Hamidiye Etfal hospital’s Seyrantepe campus has an official address in Huzur, Sarıyer, and İETT lists stops by the M2 Seyrantepe station in both districts. So we check the administrative address of every project.
Yes. The M11 stops at Kağıthane station: the transport ministry opened the Kağıthane – İstanbul Airport section on 22 January 2023 and Kağıthane – Gayrettepe on 29 January 2024, and the line has continued to Halkalı since June 2026. The M7 also has stations at Çağlayan and Kağıthane.
Eligibility does not depend on the district’s name. It depends on the property’s conditions, value and valuation, and on the rules in force at the time of application, which can change. We explain the current requirements for each property and recommend confirming them with the official authorities or a qualified legal adviser before any decision.
No. Data at district level is not standardised and is mostly asking prices in listings rather than actual sale prices. We show our project prices with the date of each list, and your advisor provides an up-to-date comparison on request.
We do not judge any building’s safety by the district’s name or location. Structural safety belongs to the building itself: its permit year, compliance with the building regulations in force, and its technical documents and reports. We help you request these documents and review them with specialists before buying.
We answer your questions about the district and suggest units that fit your goal and budget, with no obligation.
No district by that name in the guide.
