Housing character

Link Property advisors’ view

According to the municipality, the settlement around Galata spread towards Kasımpaşa and Tophane in the 18th century, and the Golden Horn shores and Bosphorus slopes were later zoned for industry, filling with factories from the late 1940s. So housing varies widely from one mahalle to the next, and we assess each project by its official mahalle, its distance to the nearest station or pier, and the building’s own documents.

Who does this district suit ?

  • Buyers who want the M2 at Taksim or Şişhane, the T1 tram and the funiculars close by
  • Those who travel by ferry from Karaköy, Kabataş or the Golden Horn piers
  • Those drawn to life around İstiklal Caddesi, Galata and Galataport on the Bosphorus

What should you take into account ?

  • Well-known names such as Taksim, Karaköy, Galata and Kasımpaşa are not official mahalle on the municipality’s list, so we check each project’s administrative address.
  • Taksim station, the F1 funicular and most Şişhane entrances are sometimes closed temporarily by decision of the Istanbul Governorship, as on 21 June 2026.
  • The M7 extension to Kabataş is under construction with a December 2027 target in İBB’s list, so we do not rely on it for today’s decision.

Population density and congestion

24,190people/km², approximate · Link Property’s calculation: TÜİK 2025 population ÷ OpenStreetMap boundary area

The seventh-highest density of the guide’s 31 districts on our uniform calculation, close to Şişli and Zeytinburnu.

What does density mean day to day ?

Density is an average for the whole district: population divided by area. It does not measure traffic directly, but it gives a sense of daily life: higher density usually means shops and services closer by and busier streets, lower density means more space and quiet, sometimes with more reliance on a car.

There is no official traffic-congestion indicator at district level, so we do not show a figure for it. We suggest trying your usual route at rush hour during the tour.

Questions about the district

Are Taksim, Karaköy and Galata official neighbourhoods ?

No. They are well-known areas of Beyoğlu, but none of them, nor Kasımpaşa or Hasköy, appears among the 45 mahalle on the municipality’s list. Official addresses use mahalle names such as Kılıçali Paşa, where Galataport’s address is, so we check each project’s administrative address.

Is there a metro in Beyoğlu ?

Yes. The M2 metro stops at Taksim and Şişhane, and the T1 tram stops at Karaköy, Tophane, Fındıklı-MSÜ and Kabataş. Two funiculars (F1 between Taksim and Kabataş, and the Tünel between Karaköy and Beyoğlu) and the T2 nostalgic tram also run here. The M7 extension to Kabataş is under construction; İBB’s list gives December 2027 as the target opening.

Can buying property in Beyoğlu be part of a citizenship application ?

Eligibility does not depend on the district’s name. It depends on the property’s conditions, value and valuation, and on the rules in force at the time of application, which can change. We explain the current requirements for each property and recommend confirming them with the official authorities or a qualified legal adviser before any decision.

Do you publish average prices for the district ?

No. Data at district level is not standardised and is mostly asking prices in listings rather than actual sale prices. We show our project prices with the date of each list, and your advisor provides an up-to-date comparison on request.

Are buildings in this district earthquake-safe ?

We do not judge any building’s safety by the district’s name or location. Structural safety belongs to the building itself: its permit year, compliance with the building regulations in force, and its technical documents and reports. We help you request these documents and review them with specialists before buying. What you can check before buying
