Housing character

Link Property advisors’ view

Around Maltepe’s centre are apartment blocks laid out under a block plan dating from 1978, according to İBB; in the north, neighbourhoods such as Gülsuyu, Gülensu and Başıbüyük grew from houses built by factory workers near the Ankara road, according to the municipality. Urban renewal is under way, and the municipality reports 6,187 buildings renewed between 2014 and 2026.

Who does this district suit ?

  • Buyers who want to live near the Marmara coast, with Marmaray stations on the shore and five M4 metro stations
  • Those studying or working at Maltepe University or Marmara University’s Başıbüyük campus
  • Anyone who wants shopping centres nearby, such as Maltepe Park in Cevizli and Hilltown in Küçükyalı

What should you take into account ?

  • Neighbouring Kartal also has a neighbourhood called Cevizli, so we check the administrative district in every project address.
  • No rail line is confirmed as under construction inside the district; the T8 tram is still only planned, with no date.
  • İBB’s report on Maltepe’s centre points to an older building stock and ongoing urban renewal, so we assess each building’s age and condition for every unit.

Population density and congestion

9,740people/km², approximate · Link Property’s calculation: TÜİK 2025 population ÷ OpenStreetMap boundary area

The 20th-highest density among the guide’s 31 districts on our uniform calculation. Area figures differ between sources (about 50 km² per İBB, about 53.9 km² per the administrative boundary), so the density is approximate.

What does density mean day to day ?

Density is an average for the whole district: population divided by area. It does not measure traffic directly, but it gives a sense of daily life: higher density usually means shops and services closer by and busier streets, lower density means more space and quiet, sometimes with more reliance on a car.

There is no official traffic-congestion indicator at district level, so we do not show a figure for it. We suggest trying your usual route at rush hour during the tour.

Questions about the district

Is Cevizli in Maltepe or Kartal ?

Cevizli is one of Maltepe’s 18 neighbourhoods according to the municipality, but neighbouring Kartal also has a Cevizli neighbourhood, home to Dr. Lütfi Kırdar Hospital. So we check the administrative district in every project address.

Are there ferries from Maltepe to the Princes’ Islands ?

Yes. Maltepe pier is on Şehir Hatları’s list of piers and is served by the Maltepe – Büyükada – Heybeliada – Burgazada – Kınalıada line.

Can buying property in Maltepe be part of a citizenship application ?

Eligibility does not depend on the district’s name. It depends on the property’s conditions, value and valuation, and on the rules in force at the time of application, which can change. We explain the current requirements for each property and recommend confirming them with the official authorities or a qualified legal adviser before any decision.

Do you publish average prices for the district ?

No. Data at district level is not standardised and is mostly asking prices in listings rather than actual sale prices. We show our project prices with the date of each list, and your advisor provides an up-to-date comparison on request.

Are buildings in this district earthquake-safe ?

We do not judge any building’s safety by the district’s name or location. Structural safety belongs to the building itself: its permit year, compliance with the building regulations in force, and its technical documents and reports. We help you request these documents and review them with specialists before buying. What you can check before buying
