Eyüpsultan

Eyüpsultan stretches from the Golden Horn shore to the Black Sea coast. Its historic core around the mosque and tomb of Abu Ayyub al-Ansari is one of Istanbul’s most important religious sites, while its north, around Kemerburgaz and Göktürk, is largely forest and rural land according to the municipality.

Housing character

Link Property advisors’ view

The south has historic neighbourhoods and modern complexes on the Golden Horn; the north has quieter residential areas such as Göktürk surrounded by forest. Distance and character between the two parts are considerable.

Who does this district suit ?

  • Buyers who want to live near the Eyüp Sultan Mosque and the Golden Horn, with the T5 tram and Golden Horn ferries
  • Those who prefer quieter northern neighbourhoods such as Göktürk near Kemerburgaz City Forest
  • Frequent travellers to Istanbul Airport, as M11 stops at Kemerburgaz and Göktürk

What should you take into account ?

  • The historic south and the green north differ in density and services and are far apart; decide first which part suits you.
  • Northern neighbourhoods far from M11 stations may depend on a car for daily travel.
  • The main public hospital is on Silahtarağa Caddesi in the south, with outpatient units in Kemerburgaz and Alibeyköy.

Population density and congestion

1,840people/km², approximate · Link Property’s calculation: TÜİK 2025 population ÷ OpenStreetMap boundary area

The fourth-least dense of the guide’s 31 districts, because forests and rural land cover most of the north according to the municipality. The average therefore says little about the neighbourhoods near the Golden Horn.

What does density mean day to day ?

Density is an average for the whole district: population divided by area. It does not measure traffic directly, but it gives a sense of daily life: higher density usually means shops and services closer by and busier streets, lower density means more space and quiet, sometimes with more reliance on a car.

There is no official traffic-congestion indicator at district level, so we do not show a figure for it. We suggest trying your usual route at rush hour during the tour.

Questions about the district

Is Göktürk a separate district ?

No. Göktürk (Göktürk Merkez) is a neighbourhood of Eyüpsultan district, according to the municipality’s neighbourhood lists.

What transport is there in Eyüpsultan ?

M7 and M11 metro, the T5 tram along the Golden Horn, the Eyüp – Pierre Loti cable car and the Üsküdar – Golden Horn ferry line.

Can buying property in Eyüpsultan be part of a citizenship application ?

Eligibility does not depend on the district’s name. It depends on the property’s conditions, value and valuation, and on the rules in force at the time of application, which can change. We explain the current requirements for each property and recommend confirming them with the official authorities or a qualified legal adviser before any decision.

Do you publish average prices for the district ?

No. Data at district level is not standardised and is mostly asking prices in listings rather than actual sale prices. We show our project prices with the date of each list, and your advisor provides an up-to-date comparison on request.

Are buildings in this district earthquake-safe ?

We do not judge any building’s safety by the district’s name or location. Structural safety belongs to the building itself: its permit year, compliance with the building regulations in force, and its technical documents and reports. We help you request these documents and review them with specialists before buying. What you can check before buying
