Housing character

Link Property advisors’ view

Neighbourhoods such as Başakşehir, Bahçeşehir and Kayabaşı are dominated by mass-housing estates, which the municipality says grew in a planned way into “model settlement areas”, while Güvercintepe, Şahintepe and Altınşehir have seen denser growth. So we compare the neighbourhood itself, not just the district name.

Who does this district suit ?

  • Anyone who needs a direct metro link to Istanbul Airport via M11 from Kayaşehir, Olimpiyatköy or İbn Haldun Üniversitesi stations
  • Families who prefer planned housing estates near large parks such as Başakşehir Nation’s Garden and Bahçeşehir Pond Park
  • People who work in the İkitelli Organised Industrial Zone or at Çam and Sakura City Hospital

What should you take into account ?

  • The M7 extension towards Bahçeşehir is still in design according to İBB, so we do not rely on it for today’s decision; we identify the nearest existing station for each project.
  • Planned estates such as Başakşehir and Bahçeşehir differ a lot from denser neighbourhoods such as Güvercintepe and Şahintepe, so we compare the neighbourhood, not just the district name.
  • An inland district with no sea frontage or ferries.

Population density and congestion

5,040people/km², approximate · Link Property’s calculation: TÜİK 2025 population ÷ OpenStreetMap boundary area

The seventh-lowest density of the guide’s 31 districts, partly because forest covers the north of the district according to the municipality. The average hides the gap between the built-up housing estates and open land in the north such as Şamlar Nature Park.

What does density mean day to day ?

Density is an average for the whole district: population divided by area. It does not measure traffic directly, but it gives a sense of daily life: higher density usually means shops and services closer by and busier streets, lower density means more space and quiet, sometimes with more reliance on a car.

There is no official traffic-congestion indicator at district level, so we do not show a figure for it. We suggest trying your usual route at rush hour during the tour.

Questions about the district

Are Kayaşehir and Bahçeşehir separate districts ?

No. Bahçeşehir 1. Kısım and 2. Kısım are neighbourhoods of Başakşehir, according to the municipality’s list of neighbourhood offices. Kayaşehir is not on that list: it is the name of a residential area, and the municipality gives the address of the Kayaşehir culture, living and sports park, for example, as Kayabaşı.

Does the metro run from Başakşehir to Istanbul Airport ?

Yes. The M11 line (Gayrettepe – Istanbul Airport – Halkalı) stops at İbn Haldun Üniversitesi, Kayaşehir and Olimpiyatköy inside the district, after the Halkalı – Arnavutköy section opened in June 2026 according to Anadolu Agency.

Can buying property in Başakşehir be part of a citizenship application ?

Eligibility does not depend on the district’s name. It depends on the property’s conditions, value and valuation, and on the rules in force at the time of application, which can change. We explain the current requirements for each property and recommend confirming them with the official authorities or a qualified legal adviser before any decision.

Do you publish average prices for the district ?

No. Data at district level is not standardised and is mostly asking prices in listings rather than actual sale prices. We show our project prices with the date of each list, and your advisor provides an up-to-date comparison on request.

Are buildings in this district earthquake-safe ?

We do not judge any building’s safety by the district’s name or location. Structural safety belongs to the building itself: its permit year, compliance with the building regulations in force, and its technical documents and reports. We help you request these documents and review them with specialists before buying. What you can check before buying
