Transport and roads

Rail and metro

BRT
D-100 corridor · MetrobüsRuns on the D-100 along the district's southern edge, the boundary with Beylikdüzü and Avcılar. İETT lists stops named Saadetdere Mahallesi, Haramidere and Güzelyurt on the Esenyurt side of the road; because the stations sit on the boundary road itself, they also serve the neighbouring districts.
Sea transportEsenyurt has no Sea of Marmara shoreline; the coast lies in neighbouring Beylikdüzü and Avcılar, so there is no passenger ferry pier in the district.
Under constructionNo rail or metro line with a station in Esenyurt is under construction. İBB lists two M7 extensions as planned, with no announced opening date: Kanuni Sultan Süleyman Hospital – Esenyurt Meydanı (11.5 km, 7 stations) and Esenyurt Meydanı – Saadetdere (5.4 km, 5 stations). The section under construction, Mahmutbey – Kanuni Sultan Süleyman Hospital, is scheduled by İBB for December 2028 and ends before Esenyurt. The transport ministry's brochure for the Ispartakule – Çerkezköy railway does not list Esenyurt among the areas on the route.

Main roads

  • The D-100 (E-5), which runs along the southern edge of the district and carries the Metrobüs.
  • The TEM motorway (O-3) and its Hadımköy link road on the western side, by the former Kıraç area, according to Büyükçekmece Municipality.

Housing character

Link Property advisors’ view

Esenyurt grew from a municipality formed in 1989 into a district in 2008, and its housing ranges from established neighbourhoods to newer complexes. So we assess each project by its distance to the Metrobüs stops on the D-100 and to the TEM, and we check its administrative address, since some projects use the names of neighbouring areas such as Bahçeşehir.

Who does this district suit ?

  • Buyers who want the Metrobüs on the D-100, especially in the neighbourhoods near the southern edge
  • Drivers who rely on the D-100 and the TEM motorway
  • Those who want to live near İstanbul Esenyurt University or Esenyurt Necmi Kadıoğlu State Hospital

What should you take into account ?

  • There is no metro or Marmaray station inside the district for now; fast public transport relies on the Metrobüs, whose stops sit on the D-100 at the southern edge.
  • İBB lists two M7 metro extensions to Esenyurt as planned, with no announced opening date, so we do not rely on them for today's decision.
  • Some projects inside Esenyurt are marketed under the names of neighbouring areas such as Bahçeşehir, so we check each project's administrative address.

Population density and congestion

23,410people/km², approximate · Link Property’s calculation: TÜİK 2025 population ÷ OpenStreetMap boundary area

The ninth-highest density of the guide’s 31 districts on our uniform calculation, and Istanbul’s most populous district according to TÜİK 2025, with more than a million people.

What does density mean day to day ?

Density is an average for the whole district: population divided by area. It does not measure traffic directly, but it gives a sense of daily life: higher density usually means shops and services closer by and busier streets, lower density means more space and quiet, sometimes with more reliance on a car.

There is no official traffic-congestion indicator at district level, so we do not show a figure for it. We suggest trying your usual route at rush hour during the tour.

Questions about the district

Is there a metro in Esenyurt ?

There is no metro station inside the district today; the Metrobüs runs along the D-100 on its southern edge. İBB lists two M7 extensions to Esenyurt, from Kanuni Sultan Süleyman Hospital to Esenyurt Meydanı and from Esenyurt Meydanı to Saadetdere, as planned with no announced opening date.

Is Bahçeşehir part of Esenyurt ?

No. Bahçeşehir 2. Kısım is a neighbourhood of Başakşehir, according to the transport ministry's railway project brochure. Some projects inside Esenyurt's administrative boundary are marketed under the Bahçeşehir name, so we check each project's administrative address.

Can buying property in Esenyurt be part of a citizenship application ?

Eligibility does not depend on the district’s name. It depends on the property’s conditions, value and valuation, and on the rules in force at the time of application, which can change. We explain the current requirements for each property and recommend confirming them with the official authorities or a qualified legal adviser before any decision.

Do you publish average prices for the district ?

No. Data at district level is not standardised and is mostly asking prices in listings rather than actual sale prices. We show our project prices with the date of each list, and your advisor provides an up-to-date comparison on request.

Are buildings in this district earthquake-safe ?

We do not judge any building’s safety by the district’s name or location. Structural safety belongs to the building itself: its permit year, compliance with the building regulations in force, and its technical documents and reports. We help you request these documents and review them with specialists before buying. What you can check before buying
